The Richardson City Council hosted the Community Revitalization Award Ceremony on February 4, 2019. This program recognized property owners who have enhanced the community by making significant exterior improvements to their properties, which have, in turn, had a positive impact on the surrounding area. It was an afternoon of repairing the water pump on an old pickup truck that convinced Todd Shaddock he should go into business with his friend Ben Caldwell.
“At some point it crossed my mind that this is someone I’d go into business with,” Shaddock said. “A: He showed up. B: He knew what he was doing. C: We worked well together and had a good time doing it.”
Nearly a decade later, Shaddock Custom has built a reputation as one of the premier custom homebuilders in Richardson and beyond.
Shaddock cut his teeth in the industry as the son of Peter Shaddock Sr., president and CEO of Shaddock Homes, a 50-plus-year veteran of homebuilding in the Metroplex. Despite his last name, Shaddock said he and Caldwell cultivated their own unique identity and reputation.
“We created the DNA of the company slowly,” Shaddock said. “We were financially conservative and focused on creating a good name and doing things the right way.”
Shaddock found a set of complementary skills in Caldwell, who began his career in real estate development but ventured into building in 2008. Two years later, they started the business in the spare bedroom of Shaddock’s house.
“We decided to get in the batter’s box; we might swing and miss the ball, but we are going to at least try,” Caldwell said.
Since then, Shaddock Custom has built dozens of homes in Richardson and across the Dallas-Fort Worth area.
As growth in Dallas has expanded north, Richardson has seen an increase in buyers looking for good schools and proximity to Dallas. Shaddock Custom was able to get in on the ground floor of that growth, Caldwell said.
“We have been fortunate enough to help create a market brand and be a part of that [growth],” he said.
The two are in the midst of one of their most exciting projects to date: Mimosa Place, an 18-lot boutique subdivision just south of Mimosa Drive and Campbell Road.
”[Mimosa Place] is on a piece of land we have driven by for years,” Shaddock said. “We saw a great opportunity to do something there.”
Like all Shaddock Custom builds, the homes in Mimosa Place will be one of a kind. The process of building a custom home allows buyers to have a say in every facet of the design of their home. From the first meeting with Shaddock Custom to project completion, the process usually lasts 11 and 18 months, Caldwell said.
Fourteen of the 18 lots are still available for purchase. The first homes in Mimosa Place will go vertical in December and will be move-in ready by late summer 2020, Caldwell said.
Homes in the subdivision will cost between $700,000 to $1.4 million, and square footage will range between 2,500-4,500 square feet.

Six-time Best of D Home Magazine awardee Shaddock Custom is a product of progressive thinking and friendship between Todd Shaddock and Ben Caldwell. Shaddock carries more than 50 years of homebuilding experience from his family’s home building company, while Caldwell was directly involved in the disposition of $85M worth of real estate prior to the establishment of Shaddock Custom.
The two made a name for themselves through their outstanding portfolio that features a combination of ranch and contemporary home styles. In the project featured above, the company completed an interesting contemporary piece. The home elevates progressively to the right and has a cascading indention. Large windows with French-like window panes invoke a sophisticated touch, matched with a cinnamon front door. The house maintains its elegance by only revealing certain portions of the home without being too intrusive to the passersby outside.

An application for a zoning change that will allow for the construction of a boutique subdivision in The Reservation was approved Dec. 10 by Richardson City Council. The city’s planning commission greenlighted the project in late November.
Mimosa Place will comprise 18 homes by Richardson-based custom builder Shaddock Custom. The subdivision will be located just south of Campbell Road at 1900 Mimosa Drive, Richardson.
The architectural style of homes in Mimosa Place will be American craftsman or farmhouse, Shaddock Custom Principal Ben Caldwell said. He estimated the cost of homes to fall between $800,000 to $1 million and square footage to range between 3,000-4,000 square feet. The average lot size will be 8,268 square feet, according to the project application.
Representatives from Shaddock Custom were required to pursue a zoning change from retail to planned development. The project has garnered support from nearby homeowners and area stakeholders, according to Caldwell.
“We were pleasantly surprised by the reception we received,” Caldwell said.
Nearly an hour and a half of discussion ensued at the Dec. 10 meeting. While council members said they felt confident in Shaddock Custom’s quality of work, several requested the developers provide a covenants, conditions and restrictions document so that all houses built in the development would conform to the architectural style outlined in the original plans for the subdivision.
“I don’t want to be too prescriptive, but if I spend $800,000 to $900,000 for a house I want to make sure something two houses down isn’t totally strange,” Mayor Paul Voelker said.
While Caldwell agreed to providing documents that limit future architectural designs to the American craftsman and farmhouse style, he also reiterated that he and his partner, Todd Shaddock, intend to see the project all the way through to completion.
The builders expect to close on the property in early February. Once the land is secured lot development will continue through the end of 2019 and possibly into the first quarter of 2020, Caldwell said.
